Real estate in and after corona time

After all, it is expected that working from home will also become more common after corona.

I hear from our estate agents that consumers are now more looking for advice. The questions our members receive are of course about looking for a new home, but also about refinancing the mortgages, appraising the current home and sometimes also about the possibilities of making their own home more sustainable. And because viewings take place with fewer people and a thorough cleaning takes place each time after each viewing, this also takes more time.

Commercial real estate will also be different. Many offices are already being prepared for the one-and-a-half-meter society by creating one-way pedestrian routes, by making meeting rooms more spacious and by also providing ICT with cameras and microphones. The demand for logistics centers will also increase. Because home shopping has also taken flight.

People depend more than ever on their homes. As NVM showed in the ad on King’s Day, our house is now the place where we live, work, teach, play sports and also order a lot of stuff and have it delivered.

This means that our country’s real estate agents and appraisers are still busy, and perhaps even busier. During the two months that the Netherlands went into lockdown, the housing market was hardly affected by corona. In the second week of May, the number of transactions was no less than 23% higher than the weekly average before the lockdown. This is evident from the figures of NVM subsidiary Brainbay. Home seekers think in terms of possibilities, probably helped by the low interest rates and the season.

We also see different effects on different target groups. We see a group of buyers like the starter who was always missing out, precisely because the competition was fierce. Now that the overpressure is moving away from the housing market, we see that starters are getting more opportunities.

NVM sees that the share of start-ups in sales is increasing, but that is at the expense of the people moving on. However, the supply on the market is still too low, even now that the relocation demand seems to be decreasing somewhat, the market is still very short. Construction still needs to be done. Offices, storage locations and hubs and especially homes. How and where, that is the question to which a real estate director to be appointed must answer.
